“Project Manager Spotlight”
What is a Project Manager? Well to see what that is, lets understand who are behind the titles. Meet Kenneth Oatman. Ken, is 48 years old and has been in the roofing industry since 1988. Ken enjoys scuba diving, sky diving, and fishing. Ken is almost a part of the Masonic brotherhood. Why do our customers love Ken? Well not only is he G.A.F certified as well as OSHA 40, Ken cares about our customers. Just ask Jennifer!

We sat down with Jennifer and asked her about her experience with Ken and Interstate Roofing.

Q. How long have you lived here in this community?

A. “I’ve lived here for 21 years

Q. How did you hear about us?

A. During our last storm, Ken approached my house and introduce himself. Unlike other roofing companies who approached me that day, Ken was not only professional but extremely knowledgeable.

Q. What made you decide to go with us?

A. Well as I stated before, a lot of these storm chasers only come to our neighborhood after a storm. Ken’s approach with looking professional and his ability to explain how Interstate Roofing has been in business for 25 years and how Interstate Roofing is locally owned and operated, gave me a sense of trust. You hear all the time how roofing companies will come from out-of-state and close shop within three to six months. How are they able to offer a warranty?

Q. How was your experience with Ken?

A. Ken was honest, professional, and a true expert. His ability to keep an open communication with me always, was huge for me. Whenever I would call or text Ken, he would respond to me right away. Ken told me a crew would be at my house to start replacing the roof by the 21st of August. When I woke up that morning at 7am, that’s exactly what I saw; a crew. Not one person but an actual crew with a dumpster and everything needed to complete my roof.

Q. What do you feel that separated Ken with other roofing companies you’ve worked with in the past?

A. Well I was in the middle of refinancing my house when the storm hit. My mortgage company told me that they will place a two week hold on the appraisal inspection because of the hailstorm but the roof was a major part of the inspection. Not knowing if I was going to lose value or even be able to replace my roof in time, I was worried. Then I met Ken, I explained to Ken the situation of the refinancing and he assured me that he will be able to have everything done and replaced before the deadline. Ken kept his word.

Q. Would you recommend Interstate Roofing to your friends or neighbors?

A. I already have, there is a difference between out of state storm chasers and roofing companies that care about their community. Interstate Roofing is one of those roofing companies that cares and will be here long after the storm.

Tips for Staying on a Commercial Roof Maintenance Schedule

Running a Denver business involves lots of tasks to see to, including not only the tasks related to the business itself, but to the building that the business is run from as well – no business can be safe if the building it resides in is neglected and this is especially true for the roof. The most important task to handle if you are to make sure that your roof will function properly for its entire lifetime is roof maintenance, so here are a few things you should know about how to schedule roof maintenance tasks:

commercial roofers in Denver preform roof maintenance and inspection

  • Maintenance scheduled twice a year – you should have the best commercial roofers in Denver do a detailed check every six months, once in spring, to check for the damage caused by the winter and once in fall, to make sure that the roof is ready for whatever the next winter brings about. The process should involve detailed inspection, roof cleaning and the repair of any issues found on the roof;
  • Maintenance of the draining system – if your commercial roof is flat, you need to pay special attention to its drainage needs. Water tends to accumulate on the surface of flat roofs and without proper drainage, ponding water can and will damage your roofing surface, so make sure that the gutters and the drainage spouts of your roofs are inspected and cleaned during the six-monthly maintenance or, even better, after each big storm.

What Are the Parts of a Commercial Roofing System

Most commercial roofs are flat or low-sloping systems that consist of alternated layers of materials – here are the most common structural elements of commercial roofs:

  • The weatherproofing layer – this is the layer that is responsible for preventing water from reaching into the building interior. It is the most important layer of the roof, therefore proper installation is the most important on this part of the roof; Talk to your trusted Colorado Springs commercial roofing contractors about this process.

Colorado Springs commercial roofing contractors add weather proofing

  • The reinforcement – this layer plays the role of adding resistance to impact, including punctures, stability and strength to the weatherproofing layer;
  • The surfacing – the role of this layer is to protect the two deeper layers from the elements, including wind, rain, snow, sunshine and hail and to make the roof surface suitable for walking on. The surfacing material often plays the role of improving the roof’s ability to reflect solar heat and to help maintain the temperature inside the building stable without using too much energy.

The most popular systems used on commercial roofs include metal systems, built-up roofs, single-ply membranes made from PVC, modified bitumen, TPO or EPDM rubber. Each of them uses the multiple layers described above, plus some material-specific components, such as fasteners, seams or layers of adhesive.

Preparing for A Commercial or Flat Roof Replacement

How to Weatherproof a Commercial Roof

Commercial roofs, especially flat ones, need some extra attention to ensure that the structure can stand up to whatever weather comes along. While most properly built commercial roofs can resist changing temperatures quite well, most of them are sensitive to the harmful actions of water, so weatherproofing in the case of most commercial roofs means, in fact, waterproofing.

Here are some of the most efficient ways to improve the strength of your commercial roof and to make it water-resistant:

  • Take care of proper maintenance – commercial roofs, especially flat roofing, need to be inspected and cleaned every six months. Both phases are essential for ensuring roof health: roof cleaning removes any debris that might damage the roofing surface, while inspection reveals potential issues and problems that need repair; experienced commercial roofing Colorado Springs CO contractors offer expert roofing inspections and maintenance services.
  • Address issues – the problems detected during the inspection, such as any cracks, sagging, shrinkage and slitting, need to be fixed as soon as possible;
  • Apply suitable waterproof coating – there are many coating products that you can use for waterproofing your roof – some of them should be rolled on, others are sprayed on, but they are all applied on clean, repaired roofs and they all need to be reapplied every 3-5 years to ensure that your roof stays weatherproof.

Tips for Repairing a Flat Roof

Patching a leaky flat roof is actually quite easy if you follow some indications.

The first step is to clean the roof. Use a sweeper to remove debris and make the problematic area(s) visible. Cleaning the roof is also necessary to ensure that the patching material will properly adhere to the existing membrane.

Make the damaged areas with chalk.  If you also notice damaged flashing, remove it and also look for cracks underneath it. Use a razor knife and remove the damaged or completely soaked roofing material. Cut a replacement patch and add an inch to it all around.

Use a trowel and apply roofing cement down into any holes and cracks. The cement will set in place quickly (it needs about 15 minutes). Cut the new flashing and drill it into place using adequate nails to secure it (the new flashing should be about 2 inches bigger all around).

Once you did these operations and the cement dried properly, use a garden hose to water the patched area and see if the repair works.

The Importance and Benefits of Commercial Roof Insulation

Roof insulation is just as important for the performance and durability of commercial roofs as it is in the case of residential construction – whether your commercial roofing is completely flat or it is sloping in a lower or steeper angle, whether it is made from metal, built-up layers, EPDM, TRP, PVC or other, the insulation will make it resistant to water, wind and UV radiation – here are a few more insulation details from commercial roofers in Denver about why you should insulate your commercial roof:

Commercial roofers in Denver install insulation

  • Improved energy efficiency – commercial buildings, especially large ones, are very expensive to heat and cool. Insulation seals the building from above, preventing heat exchange between the building interior and the environment and reducing heating and cooling-related energy bills;
  • Reducing the risk of interior condensation build-up – moisture trapped inside the building can lead to the appearance of mold and mildew, which can lead to health risks as well as to building damage. Proper roof installation can reduce the risk of this type of damage as well;
  • Reduced risk of leaks and of other types of roof damage – roof insulation can efficiently reduce the risk of cracks, holes and other types of structural damage on the roof, thus protecting the building against leaks;
  • Reduced maintenance needs – insulated roofs are easier and cheaper to maintain as well.

How Much Will It Cost to Replace Your Flat Roof or Buy a Residential Flat Roof Replacement?

Most experts can tell you that replacing a roof will cost you thousands of dollars. However, depending on the type of roof you own, the exact amount you’ll have to be dealing with will differ greatly. While an expensive, natural slate or copper roof can cost tens of thousands of dollars to replace, flat roofing systems are actually a lot cheaper, despite the fact that they’re designed as commercial grade roofing structures.

Interstate Roofing Colorado Springs

According to most Interstate Roofing Colorado Springs experts, the average amount you have to pay on an EPDM rubber roof would be about $2,250 to $5,000. This translates to about $2 to $4 per square foot, which is definitely not as much as most people would expect. Depending on whether you also need a few structural upgrades and additional coatings to protect your roof against the elements, that amount might get a little higher, but it still won’t compare with the $20,000+ that you’d normally spend on a sloped roof with all the bells and whistles.

Of course, flat roofs aren’t just designed as high grade options for commercial roof replacement. Some people also prefer to install EPDM and membrane flat roofs as a residential roofing option for their home. In such cases, the costs involved will be even lower, and the choice will definitely be a practical one for people who need a budget-friendly roof.

Aside from the exterior areas of the roof, such as your shingles or flashing, you also have to worry about unseen damage brought about by leaks and rot that could affect your decking.

All these issues will not be problem when dealing with an EPDM or metal panel commercial roof. These materials, along with most varieties of membrane roofing, are designed to be as low maintenance as possible, even if they’re not as reliable or durable as sloped roof materials such as slate or concrete.Denver roofing companies leaky roof repair
